Integrated Project Delivery (IPD)

Integrated-Project-DeliveryWhile the current marketplace refers to a collaborative project delivery approach as Integrated Project Delivery (IPD), Cornerstone Design-Architects has been involved with this approach of design for over fifteen (15) years of practice. We have, and continue, to refer to this approach as Integrated Design and Construction (ID+C). The parallels are very similar in nature and some of the key aspects to this approach are as follows:

  • Emphasis on Teamwork
  • Multi-Disciplinary (Owner, Architect, Engineers, Contractor, and Others)
  • Formation of Team Near the Inception of Project (Construction Manager or General Contractor Selected No Later Than Design Development Phase)
  • Open Communication and Truth Telling
  • Use of Building Information Modeling (BIM)
  • Identification of Organization and Team Leadership

We believe that Integrated Design and Construction (ID+C) brings the best overall value to the Client by the involvement of all team members from the inception of the project. As a team, design criteria such as cost, quality, and schedule are discussed early on. In addition, through the use of Building Information Modeling (BIM), clients are able to visualize the end product early in the design phase, reducing the need to add cost and schedule overruns later in the project and minimizing surprises in appearance, function and coordination of systems. We promote that a healthy tension needs to exist between the architect and contractor. Each party must exercise their respective role (architect is the primary keeper of aesthetics and functionality and the contractor is the primary keeper of cost controls and constructability) and discuss options in an open and honest environment, allowing philosophical differences to be a tool for testing and making appropriate decisions as a team. Then well tested and thought out cost, quality and schedule criteria can be presented to the Client who can then determine what has value cased on solid data. The goal is to deliver a final product that meets or is less than budget and schedule, has met or exceeded addressing the needs of the Client and results in maximizing the value received in a cost effective manner.
